CAM Grupo, a real estate developer in Riviera Nayarit since 2020, develops the 6 projects in its portfolio: Kumo Living, Higuera Residence, Cumbres de Mita, Nahya Residences and Torre Marsai in Punta de Mita, and Del Lago Residencial in Bucerías. Sales are handled by Century 21 CAM Grupo.

Each development in pre-sale or with inventory has its own official site, with an English version: kumoliving.com.mx, higueraresidence.com, cumbresdemita.com and dellagoresidencial.com.

CAM Grupo has a physical office in Puerto Vallarta and a family track record of more than 25 years, and it has been developing in Riviera Nayarit since 2020: Torre Marsai has been delivered, and Del Lago Residencial, its first development in the region, has finished infrastructure and more than 180 owner families.

Before buying any property, here or anywhere else, we recommend visiting the office and the site, getting the price, payment plan and delivery and deed schedule in writing, and having the contract reviewed by a notary public or a lawyer you trust.

Puerto Vallarta International Airport (PVR) is 11 km (7 mi) from Del Lago and 28 km (17 mi) from Punta de Mita, as the crow flies.

They are related, but they are not the same. CAM Grupo is the developer: it plans and builds Kumo Living, Higuera Residence, Cumbres de Mita, Del Lago Residencial, Torre Marsai and Nahya Residences. Century 21 CAM Grupo, part of the Century 21 network, is the brokerage that sells those developments: its advisors assist you, show you the projects and guide you through the purchase.

It is a payment plan you agree on directly with the developer, without a bank loan and interest-free: you pay for your lot or home in installments over the term of the plan. Current plans:

• Kumo Living: up to 48 months, interest-free.
• Del Lago Residencial: 12, 18 or 24 months, interest-free.
• Higuera Residence: 50% down payment and 24 interest-free monthly payments.

An advisor will confirm the down payment, term and current conditions for each development.

Yes. During pre-sale, a foreign buyer purchases like any other buyer: through a contract with the developer. The bank trust (fideicomiso) is only set up at the deed signing, because the developments are in Mexico's restricted zone (within 50 km of the coast), and any real estate agency can help with that process.

List prices are set in Mexican pesos (MXN). The US dollar amounts on this site are approximate, at 18.5 MXN per USD, for reference only; the price that applies is the one in your contract.

• Kumo Living: delivery scheduled for October 2030 (in pre-sale).
• Cumbres de Mita: delivery expected in 2027.
• Del Lago Residencial: the infrastructure is finished; deeds are expected in 2027, as soon as the government approves them.
• Nahya Residences: construction is nearly finished; formal delivery is expected in 2027.
• Higuera Residence: in pre-sale; the delivery date and deed terms are set in the purchase contract.
• Torre Marsai: already delivered; the last 2 residences are in the deed-signing process.

Dates for projects under development are estimates; an advisor will confirm the current progress of each one.

• Kumo Living: 18 of 27 residences available, from MXN 3.1 million (≈ US$170k).
• Higuera Residence: 71 lots available in pre-sale, at MXN 8,500/m² (from MXN 1,799,790, ≈ US$97k).
• Cumbres de Mita: 6 lots available, from MXN 9,500/m² (≈ US$514/m²).
• Del Lago Residencial: 18 lots available, from MXN 5,500/m² (≈ US$297/m²), and 3 homes for sale.
• Torre Marsai and Nahya Residences have no units left for sale.
